Office space that empowers community
Project Story
The 55,000 sf complex renovation of the historic Union Square building represents an important opportunity to transform a neglected but historically significant structure into a new center of activity within the Union Station and Stadium district.
Christner began this initial planning and programming effort, first by establishing goals intended to help guide decision making. It is our belief that a successful design for the CITY SC Headquarters will facilitate profound connections, it will communicate big ideas, and it will enhance the performance of the people who use the building and also enhance the quality of the experiences they will have there.

The Work
The Union Square building is located at the south end of the Stadium Complex with good visibility back to the soccer stadium. The largely blank north facing façade offers an intriguing potential for an intervention that would both improve the office environment inside and also relate to the architectural language of the stadium, becoming a visual anchor and reference point within the district. A rebuilt front porch also provides an improved entry experience that better acknowledges the main entry with a new stair and convenient drop off area. The design relates architecturally to the canopy treatment and also provides ADA access from both directions of approach.
The interior programming and planning places the public programs including the event space and broadcast studio on the first two levels. The top two levels of the building are utilized as office space and the available third floor is shown as amenity space and support space for the office levels as well as supplemental storage for the event space. The office space will serve as the CITY SC administrative suite. A 55-60 person capacity is comfortable for the full floor layout utilizing a mix of private offices and open workstations. To promote a positive workplace environment, additional windows will provide daylight and views at the north side of the building.
